If you are 50 or older and want to live in Thailand without working there, the Non-O Retirement visa is the simpler route: it needs only age 50+ and 800,000 THB in savings or a 65,000 THB monthly pension [1]. Choose the DTV if you have less savings, still work remotely or freelance, or want a 5-year visa with entries of up to 180 days [4].
DTV vs retirement visa for over-50s at a glance
| Destination Thailand Visa (DTV) | Non-O Retirement visa | |
|---|---|---|
| Minimum age | 20 or older (no upper limit stated) | 50 or older [1] |
| Money you must show | 500,000 THB in a personal account [4], held for 3 consecutive months | 800,000 THB in savings (3 months), a pension of 65,000 THB/month, or a combination of savings and pension totalling at least 800,000 THB a year [1] |
| What else you must prove | One qualifying activity: remote work/freelance (Workcation), Soft Power course, or Medical | No work or course activity; financial proof only |
| Working while in Thailand | Remote work for employers or clients outside Thailand only | Employment of any kind is not allowed [1] |
| Criminal record certificate | Required for every applicant from 31 August 2026 | Not required for this visa in our process. A criminal record certificate is one of the extra documents for the Non-OA, a different 1-year retirement-age visa issued abroad |
| Length of stay | Up to 180 days per entry; visa valid 5 years [4] | 90-day initial stay [1], then a 1-year extension, renewed annually |
| Travel in and out | Multiple entry; leave and re-enter before the 180 days end | Single entry is standard [2]; get a re-entry permit before you travel |
| Where you apply | Outside Thailand, at the Thai embassy or consulate covering your country of citizenship or legal residence | Outside Thailand (e-visa), or convert inside Thailand from an eligible visa [3] |
| Government fee | About 13,000 THB typical; varies by embassy | Embassy fee for the 90-day visa; 1,900 THB for each extension |
| Our service fee | Free (DIY), 3,000 THB (Plus) or 10,000 THB (Full Service) | 5,000 THB (90-day visa abroad); 12,500 THB (90-day visa plus extension package); 10,000 THB (extension or renewal only) |
Our service fee and the government fee are always separate figures. Government and embassy fees are never refundable.
Which should you choose?
- Choose the retirement visa if you are 50+, have 800,000 THB or a qualifying pension, do not plan to work (employment of any kind is not allowed on this visa [1]), and want a single yearly renewal in Thailand.
- Choose the DTV if you have 500,000 THB but not 800,000 THB, you work remotely or freelance for clients outside Thailand, or you want a 5-year visa and are happy to leave and re-enter every 180 days.
- If you have 800,000 THB and also work remotely for clients outside Thailand, the DTV is the route that fits, because the retirement visa does not allow employment of any kind [1].
Money and financial proof
- DTV: 500,000 THB in a personal account [4], kept for 3 consecutive months. Some embassies set their own local-currency amounts.
- Retirement: 800,000 THB in a personal savings or current account for 3 months [1]. Brokerage, investment and fund accounts do not count. Alternatively, a government pension letter showing 65,000 THB a month or more [1], or a combination of savings and pension totalling at least 800,000 THB a year [1]. A private pension alone is not enough and social security alone does not qualify.
- Couples on the DTV: each dependent needs a separate application, and the household balance scales by 500,000 THB per person.
Process in brief
- Check eligibility with our find-my-visa tool.
- Gather documents. DTV: bank statements, proof of your qualifying activity, proof of address in your country of citizenship or legal residence, and a criminal record certificate. Retirement: bank statement or pension letter, passport with more than 18 months' validity, and photos.
- We review and submit your application to the embassy.
- Wait for approval. We tell clients to allow 2 to 8 weeks, depending on the embassy.
- Enter Thailand and manage your stay: the DTV needs a leave-and-re-enter before day 180; the retirement visa needs a 1-year extension from day 45 to day 90.
Frequently asked questions
Can I get the DTV if I am over 50?
Yes. The DTV's minimum age is 20 and no upper age limit is stated. You need 500,000 THB held for 3 months and one qualifying activity.
Can I work on a retirement visa?
No. Employment of any kind is not allowed on the Non-O Retirement visa [1]. If you plan to keep working remotely for employers or clients outside Thailand, look at the DTV instead.
Which is cheaper, the DTV or the retirement visa?
The DTV needs less in savings (500,000 THB against 800,000 THB). Fees differ: the DTV government fee is typically about 13,000 THB once, while the retirement route has an embassy fee for the 90-day visa and 1,900 THB per annual extension. Our service fees are listed in the table above.
Do I need a criminal record certificate?
Every DTV applicant needs one from 31 August 2026. For the 1-year Non-OA visa issued abroad, a criminal record certificate is one of the extra documents; the standard Non-O Retirement route in this article is a different visa.
Can I switch from the DTV to a retirement visa later?
Please ask us on a consultation; the answer depends on your visa status and where your funds are held. Book a consultation.
Do I have to apply in the country where I live?
For the DTV, yes: you can only apply through the Thai embassy or consulate that covers your country of citizenship or legal residence. Each embassy has different requirements for proof of residency, and some embassies require proof of current residency even for citizens. Check your embassy's requirements on Issa Compass and apply with confidence.
Does Issa Compass guarantee visa approval?
No. Only the Thai government decides on a visa. Issa offers a money-back guarantee instead: If Issa Compass files a pre-qualified Full Service application for you and the Thai government does not approve it, Issa refunds its service fee. Government and embassy fees are never refundable. Certain countries or territories are excluded, and other terms apply. For the DTV, the refund also covers an eligible partner course or gym fee. The DTV refund applies only if you apply from your country of citizenship or permanent residence, have a clean criminal record, and are not reapplying after an earlier Thai visa rejection.
